Provides ongoing management of real estate transaction activities for a complex & high profile portfolio of properties on behalf of our corporate client, which is a global multi industrial and technology conglomerate. Prepares, recommends, and implements a portfolio-wide transaction strategy for acquiring and disposing of real estate properties. Coordinates field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, early lease termination, and more.

Responsibilities & Requirements

Client Engagement - Serve as Client Relationship Manager & centralized Point of Contact amongst all of Client’s Business Unit Groups, the Corporate Real Estate team and Landlords on all matters associated with real estate for respective countries under the Transaction Manager’s purview. Portfolio Management - Provide Real Estate Portfolio Management support to the Client and assist on any needed activities, as and when instructed (including any M&A activities). Develop strategic portfolio plans and identify opportunities for site consolidation and define real estate solutions to support business objectives

Transaction Management 

  • Implements real estate plans with an understanding of the client's strategic real estate goals. Assists with project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones
  • Concurrently acts as landlord/seller agent and tenant/buyer agent and effectively negotiates the business terms and conditions for a wide variety of commercial real estate products, including land, office, retail and industrial
  • Populate the project initiation documents (Service of Requirements/Personnel Projection Sheet) including validation of headcount information and site occupancy with inputs from the local business managers
  • Drafts and creates a large variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value
  • Understands how to review, analyze, and interpret financial report including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions. Prepare and Present real estate business cases (TPS) in the monthly real estate capital committee to seek approval from management team on all real estate transactions. Support all Client’s Business Units’ in drafting Capital Appropriation Request (CAR) for real estate funding
  • Degree in business related field, MBA would be a plus, 5-8 years of Tenant Representation/occupier-side experience
  • Good negotiation skills, experience in APAC/SEA region, preparing numbers and financial reports for regional clients, strong interpersonal skills, managing multiple stakeholders, clients and projects simultaneously
