Responsibility:

Develops and maintains positive relationships with client. Conducts client meetings, communicates to clients regarding facilities performance. Communicates to client regarding property profiles, emergency preparedness plans, site inspections, facility audits, work order progress reports, and other related reports.
Manages the operations and maintenance of facilities under the contractual responsibilities.
Manages facilities staff to deliver expected service levels to the client within the prescribed budget.
Develops policies and procedures to ensure that client contract specifications are fulfilled.
Prepares presentations to management and client to obtain approval for projects.
Develops and recommends strategic facility management objectives for clients. Prepares capital project budgets and operating budget reports. Prepares periodic operating budget variance reports.
Responsible for facility inspections for quality assurance on a periodic basis. Ensures facility procedures comply with local, state, and federal regulations.
Support business growth in bidding process and transition
Support regional account operations as required

People Management
Leads and manages a team of facilities maintenance service professionals/ subcontractors (including but not limited to technicians, receptionists, janitorial cleaners, security, subcontractors) to deliver services that exceed customer satisfaction in compliance with contract requirements.
Builds effective and adaptive organization hierarchy that supports client operations.
Acts as a mentor and role model to motivate staff for CBRE behavior within team and be vigilant about compliance to ethical standards and personality integrity
Plan and coordinate trainings to upgrade staff skill set and performance to develop staff
Client Management
Leads the operational team to provide smooth operation of facilities maintenance and building, environmental services and timely response and follow-ups to emergencies and unplanned situations in the context of appropriate escalation procedures and hierarchy..
Builds and maintains a strong working relationship / partnership with the client to foster opportunities for business growth through new site improvement projects or brand new projects.
Submit timely communications and periodical reports that accurately reflect the status of the client account or major issues / changes.
Creates, implements and documents effective/efficient processes and procedures esp. periodically verifies critical systems testing and emergency procedures.
Finance Management
Ensures contractual obligations are met by monitoring performance and compliance with SOW. Tracks, analyses and controls facility operating costs within the budget, even prepare contingency plan, to identify operational cost reduction opportunities and generate savings for the customer.
Client Satisfaction
Meets or exceeds performance goals set forth in annual goal setting plans. Such as Turnover Rate, EHS Recordable case, Change Order, Major Findings in SLA,  etc


Qualification:
Bachelor or above degree in either of the following disciplines: Mechanical, Electronica
Knowledge on BMS, understanding Green building , WELL, LEED standards
Familiar with ISO9001, 14001, 18001 requirement
Strong Leadership and Customer Service Attitude are “must have”. 
Ability to achieve a balance between revenue generation and value to customer.
Proactive, positive, forward thinking, goal oriented, ability to anticipate customer needs, resourcefulness in generating new business, detail oriented, responsive.
Ethical with personal and professional integrity.
Superior oral and written communication skills required in both Mandarin and English.
Software competency: Microsoft Office (Word, Excel, Power point are required).
